For the first time since the 1980s, Bixby Knolls is set to update its zoning and land use regulations.
Zoning regulations guide development in the city by stating the types of uses that are allowed on a property. Long Beach has been updating zoning codes in various parts of the city as part of its Zone In project since last year.
Residents are invited to learn about the project and help inform community needs at an open house at the EXPO Arts Center on Wednesday, July 26.
The Zone In project is part of a city-wide effort for zoning regulations to fall in line with Long Beach’s 2019 Land Use Element as well as the 2022 General Plan Housing Element update.
By updating zoning regulations, the Development Services Department can more readily meet housing needs, support neighborhood services and encourage business opportunities.
Bixby Knolls is the fourth area in the city to undergo the zoning update process, following the West Long Beach neighborhood, North Long Beach and the City Core area bounded by Pacific Coast Highway, 10th Street, Magnolia and Ximeno Avenues.
Zoning regulation updates are focused on commercial corridors and multi-family household areas, not already existing single-family household areas.
The Bixby Knolls neighborhood covers roughly 3.5 miles and is bounded by a railroad line to the north; Cherry Avenue to the east; East Wardlow Road and the 405 freeway to the south; and Long Beach Boulevard and Country Club Road to the west.
Following more community events, Zone In: Bixby Knolls is expected to go before the Long Beach City Council in early 2024. The city expects to launch a zoning process for the Wrigley neighborhood before the end of this year.
The Zone In: Bixby Knolls open house will be held at the EXPO Arts Center (4321 Atlantic Ave.) on July 26 from 5 p.m. to 7 p.m. Residents interested in attending are requested to RSVP online. Interpretation services are available for request through the RSVP link at least 72 hours before the meeting.
